The Numbers

According to ATTOM’s Midyear 2026 U.S. Foreclosure Market Report, released July 16, 2026:

  • Florida had 27,494 properties with foreclosure filings in the first half of 2026.
  • That is one in every 373 housing units, the highest rate of any state.
  • Filings were up 32.65% from the first half of 2025.
  • Nationally, 227,548 properties had filings, one in every 632 units, up 21%.

Hardest-Hit Florida Metros

  • Punta Gorda: one in 200 housing units
  • Lakeland: one in 208
  • Cape Coral: one in 286
  • Jacksonville: one in 323
  • Ocala: one in 323

Why Florida Is Leading

  • Insurance: premiums, denied or delayed claims, and escrow shortages after hurricanes push payments up.
  • Property taxes and assessments: rising assessments, and for condo owners, special assessments for structural repairs and reserves.
  • Household debt: credit card balances and delinquencies at record levels.
  • Faster courts: Florida’s 2025 case management rules require courts to move civil cases on fixed timelines, and ATTOM reports shorter foreclosure timelines nationally.

What Homeowners Should Do

  • Open every letter from your servicer and keep it. Default notices and loss-mitigation letters have deadlines.
  • If you are served, the 20-day response deadline starts on the day of service.
  • Apply for loss mitigation early; federal rules give more protection to complete applications submitted well before a sale.
  • Avoid anyone who charges upfront fees to "save" your home or asks you to sign over the deed. Florida law restricts foreclosure-rescue transactions (§ 501.1377).
  • Get legal advice before the case is filed if you can.
