With all due respect to David’s great chart, the critical element missing here is: BANKS ARE NOT ACTING IN GOOD FAITH!!!
There are about a dozen or so states with mediation programs and to the best of my knowledge, not one of them is really producing a lasting results.
I’ve personally challenged the Nevada Supremes to release the post mediation re-default rates, but that seems to be the best kept secret in our state.
In my opinion all of the federal & state foreclosure releif progams lack “teeth”.
They are just more “smoke & mirrors” shows from the judiciary and legislative branches.
Therefore, until and unless something meaningfull is implemented and THE BENEFICIARIES BEGIN TO ACT IN GOOD FAITH, the worldwide crisis will continue un-abated.
In my opinion the ONLY possible way to make a difference, is to continue with your local efforts, but also we need a cross-country alliance.
It is only by uniting all of our brightest minded attorneys WITH A HEAVY DOSE OF MEDIA COVERAGE, we can stop the suffering by millions of families in our beloved country and world-wide.
